About Caprea
Caprea is a private firm that brings together multi-specialist professionals in real estate expertise. We offer tailor-made quality services in all sectors of activity. We have 6 approved appraisers to date, namely François Guertin, Guillaume Fournier, Morgane Lecury, Julien Gauthier, Simon Audoire, Vincent Paquet and Charles-Olivier Haguette. 5 evaluation analysts are currently trainees with the Order with the aim of obtaining their chartered evaluator designation in October 2021. Vanessa Rhéaume, Real estate valuation analyst
Vanessa works primarily for the business and industry valuation department. She has over 20 years of experience in the field as well as strong skills in land valuation, agricultural valuation and the application of the cost method. She has been employed by Caprea since the founding of the company and had already worked with the team in place since 2015. Her role within the company is important as she is a multidisciplinary resource.
Ion Miti, Real Estate Valuation Analyst
Ion works primarily for the Home Assessment Department. He has been with Caprea since 2018 and has over 6 years of experience as a real estate valuation analyst in the private and financial sector of Moldova. Since joining Caprea, he has been very involved in all types of valuation files for the firm.
Emmanuelle Forest, Real estate valuation analyst
Emmanuelle has been with Caprea since the very beginning, in April 2018. She formerly worked for the business and industrial valuation department. Now she works mainly with the Home Assessment Department team. She has over five years of experience in human resources, project management and general administration. She recently holds a bachelor's degree in business administration, specializing in management and real estate valuation. Having multidisciplinary skills, Emmanuelle is a key resource for the company.
Mylène Lavoie, Real estate valuation analyst
Mylène joined the Caprea team in 2019. She has more than 10 years of experience in customer service in different environments, such as industrial, food and construction. She collaborates with the commercial and industrial valuation team and works independently for the equipment valuation department. Mylène holds a bachelor's degree in business management from the University of Quebec in Montreal as well as a certificate in urban and real estate management from Laval University in Quebec.
Mélanie Crépeau, Real estate valuation analyst
Mélanie has been working for Caprea since June 2020. She holds a multidisciplinary bachelor's degree in management from Laval University with a combination of certificates (urban and real estate management, entrepreneurship and SME management, business administration) as well as a diploma of college studies in building estimation and evaluation technology (TEÉB) from Cégep de Drummondville. She collaborates on different types of appraisal files, mainly for the residential appraisal department. Mélanie has recently been on maternity leave and will be back with us around May 2022.
What is a certified appraiser?
"The chartered appraiser gives an objective and reasoned opinion on the value of a property or a real estate right. It conducts a methodical examination of the real estate market and generates an appraisal report "(Ordre des évaluateurs agrees du Québec, 2021). Thus, a real estate appraisal may be required in different contexts, including the purchase, sale, construction of a property; the negotiation of mortgage financing, the preparation of a municipal assessment roll, an expropriation, the insurable value of a building, etc.
The assessor can practice his profession in private, public practice, for the benefit of individuals, businesses, institutions and governments. The fields of intervention are varied: evaluation of residential, commercial, industrial, institutional and agricultural properties. Finally, the appraiser acts as an advisor and is called upon to interact with other professionals, such as lawyers, notaries, accountants, property managers, engineers, architects and town planners.
