Guillaume Fournier, É.A.
Partner and director of the commercial appraisal department since 2018, Guillaume has over ten years’ experience in real estate appraisal. A member of the Ordre des évaluateurs agréés since 2017, his mandates mainly involve commercial and industrial buildings, seniors’ residences, inns, cottages, campgrounds, hotels and industrial and commercial equipment for various purposes such as financing, disposal, litigation and sharing.

Charles-Olivier Haguette, É.A.
Partner and co-director of the residential appraisal department, Charles-Olivier joined Caprea in 2018 and has been a member of the Ordre des évaluateurs agréés du Québec since 2020. A former top-level sportsman, he stands out in his field for his interpersonal skills and dedication. He holds a Bachelor of Business Administration degree in Urban and Real Estate Management, as well as a minor in Management.

Julien Gauthier, É.A.
Partner and co-director of the residential appraisal department, Julien has over ten years’ experience in real estate appraisal and is a member of the Ordre des évaluateurs agréés du Québec. With a bachelor’s degree in business administration, he offers multidisciplinary expertise, working mainly on files involving financing, capital gains, estates, litigation, partitioning and consulting for marketing or purchase.
Senior Appraiser, Appraisal Department
François Guertin, É.A.
François has been a chartered appraiser with the Ordre des évaluateurs agréés du Québec since 1993. He began his training in 1981 with Groupe Leroux in Montreal, before joining Picard Crevier Guertin & Associés Inc. in 1994, which later became PCG Carmon, where he was a partner and president until March 2018. In April 2018, he joined forces to create Caprea. As a senior appraiser, François mainly carries out real estate appraisal mandates for expropriation, easement negotiation, financing and various litigation purposes. He has acted as an expert witness before the Tribunal Administratif du Québec and the Superior Courts since the late 90s.

Vanessa Rhéaume, É.A.
Vanessa has over twenty years’ experience in real estate appraisal and has been a member of the Ordre des évaluateurs agréés du Québec since 2021. She has been with Caprea since the company was founded, and had already been working with the existing team since 2015. With her solid expertise, Vanessa supports the commercial appraisal team with her multidisciplinary skills and expertise, and is actively involved in employee training and development.

Ion Miti, É.A.
Ion has been with Caprea since 2018 and has six years’ experience as a real estate valuation analyst in Moldova’s private and financial sectors. Since arriving in Montreal in 2014, he has been heavily involved in all types of the firm’s valuation files as a technician. Ion has been a member of the Ordre des évaluateurs agréés du Québec since 2025.

Lucy Giroux
Lucy Giroux is a dedicated bilingual office support professional with strong technical skills. She has over 15 years’ experience in the administrative field. She has built her career with companies in a wide variety of sectors, which has given her real versatility and a great ability to adapt. She provides essential support to her colleagues in carrying out visits and writing assessment reports.

Wenjun (Sophia) He, É.A.
Wenjun He (Sophia) joined the Caprea team in 2019 as a real estate appraisal analyst and obtained her certified appraiser designation in 2024. She holds a Master’s degree in Economics, Law, and Management from Université Toulouse I Capitole. Sophia possesses in-depth skills in economic and real estate data analysis. Her experience in investment and real estate management strengthens her understanding of real estate markets. She primarily works with the expertise and litigation team, particularly on cases involving land development, expropriations, and agricultural properties.

Suzie Bois
Suzie has been employed by Caprea since 2019. She joined the team as an IT network management technician and then became a network administrator in October 2022. Her many years of experience allow her to suggest effective and optimal solutions for the company regarding databases and administrative procedures. She is an indispensable resource for clients and colleagues.

Emmanuelle Forest, É.A.
Emmanuelle has been with Caprea since the beginning in 2018. She has worked for many years as an analyst and now holds the position of appraiser, following the award of her title in 2021. She holds a bachelor’s degree in business administration, specializing in real estate management and appraisal. With her multidisciplinary skills, Emmanuelle is a key resource for the company.

Mylène Lavoie, É.A.
Mylène joined Caprea in 2019 as a real estate valuation analyst. She has over 10 years’ experience in customer service, with a diverse background in the industrial, food and construction sectors. Mylène holds a bachelor’s degree in business management from UQAM and a certificate in urban and real estate management from Université Laval. She obtained her Chartered Appraiser designation in November 2022. She specializes in and manages Caprea’s equipment and leasehold improvement appraisal department.

Thomas St-Maurice, É.A.
Thomas joined the Caprea team in January 2021 as a real estate valuation analyst. He holds a Bachelor of Business Administration in Urban and Real Estate Management from Université Laval and is a member of the Ordre des évaluateurs agréés du Québec. A former high-level athlete, Thomas is hard-working and enjoys teamwork. He works in the residential appraisal department and conducts many property visits in the Quebec City area.

Jerry Marceau
Jerry joined the Caprea team in 2020 as a property visit agent. He has over 20 years of experience in customer service, commercial, and industrial representation. Through his attentiveness to clients, Jerry strives to offer personalized and consistent support. He supports the team of analysts and appraisers in preparing appraisal reports by taking detailed notes and photos at the inspection sites.

Isabelle Sansfaçon
Isabelle joined the team in 2021 as a valuation analyst. She has completed multiple customer service training courses and has over 20 years’ experience in this field. Isabelle specializes in equipment appraisals, and is a pillar of the department thanks to the expertise she has acquired over her years with the team. She carries out field visits and plays an active role in drafting evaluation reports.

Olivier joined Caprea in May 2025 as a Real Estate Valuation Analyst. With a bachelor’s degree in business administration, majoring in finance, and a certificate in urban and real estate management, he combines academic rigor with a passion for real estate. A soccer athlete who played for the Rouge et Or de l’Université Laval, Olivier aspires to become a member of the Ordre des évaluateurs agréés du Québec and to pursue his career in real estate appraisal.

With several years’ experience under her belt, Amélie stands out for her versatility and ability to efficiently handle the files entrusted to her.

Nevena joined our team in 2025 as a Real Estate Valuation Analyst. With a bachelor’s degree in business administration, urban and real estate management profile, she began her career in appraisal with the Ministère des Transports et de la Mobilité durable. This experience enabled her to develop solid reflexes and a thorough understanding of the appraisal environment. She also obtained her designation from the Ordre des évaluateurs agréés du Québec. Since joining Caprea, Nevena has actively contributed to the production of our appraisal reports, working closely with our chartered appraisers.

Émy-Jade joined our team at the beginning of 2026 as a Real Estate Valuation Analyst. Émy-Jade hopes to develop her expertise in real estate appraisal in order to become a member of the Ordre des évaluateurs agréés du Québec and pursue her professional development within the real estate industry.

The analyst’s role is to work jointly with the certified appraiser to form an objective opinion on the value of a property or real estate right on a given date and to offer various strategic advice stemming from their analysis and global vision. To this end, they will collect, analyze, and interpret appropriate documents and data to establish the rates and factors used in property appraisal; compile, analyze, and interpret various statistics to determine real estate values. The analyst will also need to travel to visit properties subject to appraisal in the Quebec City region.

- Open the mandate in the database;
- Study and analyze local market trends and the situation of properties to be appraised, verify property prices and rent levels;
- Distribute reports;

- Perform any other related tasks within their area of expertise.
- College diploma in building estimation and appraisal technology;
- Experience in a similar position (an asset);
- Excellent computer skills;
- Good knowledge of various IT tools and databases including: Microsoft Office, Sharepoint, land registry, JLR, Colplan, Matrix, Marshall & Swift, Nominis, etc.
